what is a pocket listing?

A "pocket listing" is a listing that is not on the MLS. There are many reasons that a seller may sign a listing agreement but decide to either hold off on posting it on the MLS or keep it as a private or exclusive sale. Sellers should always be cautioned by their real estate agent (it is an agent's fiduciary responsibility to act and advise in their client's best interests) that restricting the pool of buyers in this way can result in a lower sale price.
